Coastal Hurricane Prep: A Property Owner Checklist

Why coastal hurricane prep is different
Salt air, wind-driven rain, and tidal storm surge each create distinct risks. Inland prep checklists miss the saltwater corrosion, exterior fixture risk, and drainage exposure unique to coastal homes.
One week out: secure the exterior
Move or secure outdoor furniture, grills, planters, and shade structures. Inspect and clear gutters and ground drainage. Photograph the exterior in its pre-storm state for insurance documentation.
24–48 hours out: shutters, fuel, water
Install storm shutters or panels. Test generators and fuel up. Fill bathtubs and reserve drinking water. Set fridges to cold. Park vehicles away from trees and on high ground.
Active storm: stay informed, stay safe
Monitor local emergency channels. Stay in interior rooms, away from windows. If you have a property care service on retainer, expect updates from them during the storm; otherwise check on neighbors when safe.
After the all-clear: assess and document
Photograph any damage before moving anything. Clear debris from drains first to prevent secondary flooding. File insurance claims early — the queue moves fast in the first 48 hours.
